The state of Goa is maked into various zones as per the latest regional plan into effect. The different zones are S1, S2, S3,S4 and C1, C2, C3, C4. The'S' stands for settlement zone and construction is permitted only for residential purposes. The 'C' stands for commercial zone and construction is permitted for office & commercial spaces.
These zones in specify the maximum ground coverage , F.A.R. and maximum height permitted for a structure.

| What does F.A.R. (Floor Area Ratio) mean? |
|
Floor Area Ratio: The Floor Area Ratio (FAR) or Floor Space Index (FSI) means the ratio obtained by dividing the Floor area of building by the Effective Plot area, multiplied by 100. FAR of 100 means that if the area of the plot is 1000 square meters, then 1000 square meters of gross floor area can be built on the plot. FAR of 200 means that if the area of the plot is 1000 square meters, then 2000 square meters of gross floor area can be built on the plot

This is the total size of land that can be covered by a structure. At the Ground Coverage of 40% means that if the area of the plot is 1000 square meters, then not more than 400 square metres can be built on the ground floor, and 600 square metres has to be open land.
